New Construction Specialist · Treasure Valley, Idaho
Most agents show up at signings. I read the plans before ground breaks. With an architectural design degree, civil engineering firm experience, and 20+ years inside Treasure Valley new construction — from production spec homes to custom luxury estates — I bring a level of technical insight and advocacy that no other agent in this market can match.
Why It Matters
Most buyers don't realize that builder contracts are written by the builder's attorney — for the builder's benefit. Having a trained specialist in your corner changes the outcome.
Builder contracts include floor plans, elevation drawings, and specifications most agents have never been trained to interpret. I read them the way I was trained to — catching scope gaps before they become change order surprises.
Production builder contracts are not standard purchase agreements. They contain terms around upgrades, warranties, change orders, and closing timelines that require someone who knows what to push back on and how.
At framing, rough-in, and final walkthrough stages, I evaluate build quality against the architectural specifications — not just the surface finish. Defects caught before closing are corrected before closing.
Builder incentives — interest rate buy-downs, upgrade credits, closing cost contributions — are worth understanding before you accept them. Sometimes they are genuine value; sometimes they come with strings attached.
Builder warranties vary significantly in scope and terms. I review what is offered, compare it to industry standards, and negotiate extended coverage where appropriate before you sign.
New construction delays are common. An experienced agent anticipates them, manages your financing timeline accordingly, and keeps you informed — so a six-week delay does not derail your rate lock or your move-in date.
The Training Difference
MHC agents aren't just licensed — they're developed. Through the Perfect Real Estate Business program, every agent undergoes ongoing training with Dr. Roger Hall through the Expedition leadership development series.
New construction transactions have specific complexities that require a trained advocate — not just someone who shows up at signings. Expedition training covers the psychology of client advocacy, service level accountability, and negotiation — applied directly to the situations new construction buyers face.
Meet the MHC TeamDocumented SLA commitments — response time, communication frequency, transaction management. You always know what to expect.
The human side of high-stakes decisions. How to serve clients navigating the largest purchase of their lives.
Trained approach to builder contract advocacy — not instinct. Specific to new construction dynamics.
Not a one-time credential. MHC agents participate in continuous development because the market changes and standards rise with it.
